The term "full closing" refers to the closing of a
real estate transaction that is assisted and witnessed by an attorney.
In addition to witnessing the signing of the documents that
transfer ownership of the property, the attorney generally performs
such services as document preparation and title searches in order to
verify that ownership of the property may be legally transferred
without encumbrance for any legal or financial reason. Such searches
are required by law, but are not required to be conducted by an
attorney.
A
more accurate way to differentiate between full and witness only
closings in attorney only states might be by the level of service
provided by the attending attorney. Additional services traditionally
rendered by attorneys overseeing real estate transactions include, but
are not limited to title searches and document preparation, services not
provided by the traditional witness at witness-only closings - a
notary public. Such attorney-assisted closings are referred to as full
closings.
